Lynbrook high school is one of  five high school in the Fremont Unified School Distict. The realtors love to mention the 2008 API score for Lynbrook High school is 920 out of 1000.

In last 12 years this home was jump from $359K to 830K. It is about $38,480/per year. In another word, this home grow for 17% annually.

The homes with good schools attracted the home buyers wanted to buy.   

From the www.indopedia.org indicates that Lynbrook has a solid academic reputation. Its students consistently receive high marks on standardised exams, including the Scholastic Aptitude Test (SAT) and Advanced Placement Exams. On the SAT I, the mean verbal score for the class of 2002 was 577/800 and the mean maths score was 662/800. Out of 421 students who took Advanced Placement Exams in 2002, 30% scored 5, the highest score possible, and 80% passed.

Why Lynbrook High School home attracts buyers?

A family is looking for the Lynbrook school area home, I found this home on our local reil.com. It is a 3 bedrooms and 2 baths on Johnson Ave small 1100 sf (approx) with 6327 sf.(approx).The asking price is $800K. It is on the market also for a while. Th Johnson Ave is a bit busier but the owner’s kids can go to the excellent Fremont Unified School District such as Dilworth Elementary, Miller Middle and Lynbrook High. In year 2005 I helped my buyer to put an offer at Johnson Ave for $825K then it sold for $830K in 2005. One year early 2004 the same kind of the small Johnson home asked for $649K then sold for $743K.

You may wonder:”Why buyers pay more than asking price?” because the family kids can go to the famous Lynbrook High School. Let us find out why Lynbrook High School area is so attractive to buyers? The Lynbrook High school has built the great reputation by different measurement:

1).The Lynbrook High school is one of the National Blue Ribbon School 2008

2). The Lynbrook High School was listed as one of 7 best public high school in South bay (Silicon Valley) to be 100 top high schools in USA by U.S. News & World Report 2007. Those are based on the percentage of students taking advanced-placement or international baccalaureate exams. The U.S. News seeks a way to measure how well those high schools educate their students. The rest bay area high schools made in the list of 100 were Mission San Jose in Fremont, Monta Vista in Cupertino, Gunn and Palo Alto High in Palo Alto, Saratoga in Saratoga and Lynbrook in San Jose.

3). Another way that family search good school us the API score. What is exactly the API scores are? According to the California Department of Education web page that the API score is Academic Performance Index (API) which measures the academic performance and growth of schools on a variety of academic measures. The Lynbrook High School’s API score is amazingly high as 920. The API system is designed to provide a view of test scores through a two-year, before and after cycle. The Base score is for the first year (before) and the Growth score is for the second year (after). The Growth score indicates whether the school improved or met its target. De-Clutter is key of staging home to sell

Clutter-free interiors allow potential home buyers to see all of the home can offer — resulting in a shorter sales and a higher selling price. The fewer items there are in a home, the easier it is for a home shopper to visualize the space of their own.  I pick up some good declutter tips from the PODS. Over 80 % real estate agents agree with de-clutter homes helps the sells but only 30% of the listing agents were actually de-clutter their listings.  Some sellers are serious about selling you should go over with your home to de-clutter them.

Offer these easy decluttering tips to home owners:

1. If an item hasn’t been used in three months, box it up and take it offsite.

2. Limit items in closets and drawers to make them seem more spacious.

3. Remove excess and or worn furniture to create more room. The old files, books and memorabilia should be stored away from the house. You could rent the a mini storage to store them.

4. Remove excess and or worn furniture to create more room.

5. Pack away off-season clothes. Buyers value storage. Don’t just stash items in the basement or the garage - take them offsite.

6. Remove excess items from decks, driveways and the yard, including kids toys and pool supplies

7. Park away additonal car or cars you don’t drive often.

Don’t foget to maintain the de-cluttered home during the home is on the market to sell.

and Prospect.Now there are 29 homes for sale and 17 of them are pending. The ratio is 58.6 % which is higher than 25 % usually we are considering this area is on the seller’s market. The highest priced home is at





1568 Ardenwood Dr San Jose

. I saw this home about one week ago. It is a brand new home for 3010 sf inside and lot is 6400 sf. It is beautiful home.

It shows a  lot of detailing. The back yard is kind of small. The lowest single family home is located at





6650 Bollinger Rd

for $880K 3/2 and 1264 sf. I remember there are mutiple offers for homes at

Bollinger Rd

at the beginning this year. Both of them are 4 bedrooms and 2 bath and at the same square footage. One is was asking $988K and sold for $1,001,000 and the other one asked $1,049K sold for $994,450.
