Santa Clara CA real Estate Market June 09

Santa Clara homesWhat is the current Santa Clara Ca Real Estate market? If we compare from June 2008 to June 2009, you will find some interesting changes:

1). Home inventory reduced from from last year’s 228 to this year 152.  The numbers of sold homes has increased from last year 57 to 51 this year.

2.) The average San Jose home sales price is lower.  This June sales price is $615,337 vs last June’s ’ $797,777. The median sales of June 2009 is $592,5000 which has dropped from last June’s $751,000.

3.) Last June took average 57 days to sell a home however this year will need 51 days to sell a home.

This real estate trend is the same as last month. In the June of 2009 there are 33% less homes in  inventory and 10.53% San Jose homes get sold.  The average San Jose sales price dropped 22.87% and the San Jose  median price homes dropped 21.11% from last June to this June.  The above data information came from the www.reil.com.

San Jose CA June Real Estate Market

San Jose downtownWhat is the current San Jose Ca Real Estate market? If we compare from June 2008 to June 2009, you will find some interesting changes:

1). Home inventory reduced from from last year’s 3820 to this year 2171.  The numbers of sold homes has increased from last year 460 to 694 this year.

2.) The average San Jose home sales price is lower.  This June sales price is $503.660 vs last June’s ’ $670,452. The median sales of June 2009 is $448,000 which has dropped from last June’s $600,000.

3.) Last June took average 87 days to sell a home however this year will need 90 days to sell a home.

This real estate trend is the same as last month. In the June of 2009 there are 40% less homes in  inventory and 50% more San Jose homes get sold.  The average San Jose sales price dropped 22.87% and the San Jose  median price homes dropped 25% from last June to this June.  The above data information came from the www.reil.com.

Sunnyvale CA June 2009 Real Estate Market

Sunnyvale Real Estate MarketWhat is the current Sunnyvale Ca Real Estate market? If we compare from June 2008 to June 2009, you will find some interesting changes:

1). Home inventory reduced from from last year’s 203 to this year 193.  The numbers of sold homes has dropped from last year 63 to 59 this year.

2.) The average hoThis June sales price is $762,735 vs last June’s ’ $918,552. The median sales of June sales price is lower from last year’s $898,000 to this year’s  $755,000 .

3.) Last June took average 35 days to sell a home however this year will need 79 days to sell a home.

This real estate trend is the same as last month. In June of 2009 there are 4.92% less homes inventory  and this year there is  6.6 % less the Sunnyvale homes get sold.  The average Sunnyvale sales price dropped 16.96% and the Sunnyvale median price homes dropped 13.96% from last June to this June.  The above data information came from the www.reil.com.

Cupertino CA June Real Estate Market

Cupertino Real Estate What is the current Cupertino Ca Real Estate market? Let us compare from June 2008 to June 2009 we can see some interesting changes:

1). Home inventory rose this year to 132 from last year’s 79.  The numbers of sold homes dropped this year to 37 from last year’s 38.

2.) The average Cupertino homes sales price is lower this year.  This June’s sales
price is $1,148,020 vs last June $1,199,084. The median sales of
June 2009 is $1.111,000 which has dropped from last June $1,197,000.

3.) Last June took  average 35 days to sell a home but  it took 50 days this year.

This real estate trend is the same as last month. In June of 2009
there were 67% more homes for sale  and 33% less Cupertino homes
were sold. The average Cupertino sales price dropped 4.25% and the
Cupertino median price homes has dropped 7.18% from last June to this June.

Do I need a permit for my fence?

fence for permitIf you are planning to install a new fence. The chances are you will need some type of review or permit before you begin.

1). Front Yard femces: Most people dont know any fence in the front yard requires location and design review by the city of Sunnyvale planning Division and may also need a permit. The city has the design guidelines for front yeard fencing that encourage residential style and strongly discourage industrial plain cement blocks.      

2). Good Neighbor fences: The fence that separate properties along the side and rear.  A very popular and attractive good neighbor fence design is a six foot solid fence with a foot of attice along the top for total of seven feet. Any fence more than 6 feet high requires planning division review, a building permit and agreements signed by all affected neighbors. A cpy of the agreement os available at the planning division.

3). A few other tips: Fences taller than 7 feet will require consideration at a public hearing. If you live on a corner lot, there will be special fence setback provisions for your property. Aslo, fence codes change over time, and it cannot be assumed that any fence that has been in place for year, don’t need the permit. Cupertino “Sundown Cinema” kicks off July 16 with ‘Panda’

City of Cupertino’s Cinema of the Sundown series begins July 16 with a showing of Kung Fu Panda. The animated film will be shown outside on big screen at the memorial park amphitheater.

The series will continue with showing of Back to the future on July 23 and Hairspray on July 30. All films Begin at 8:30 PM and admission is free.

Memorial Park is located at the intersection of Stevens Creek Boul. and Mary Av. You may access to the park is also available from 10185 N. Stelling Rd Cupertino..

Home with the Non permitted construction

The left side  Sunnyvale Bank owned home garage converted to a big living room. The right side of Sunnyvale REO home garage coverted to 2 bedrooms and 1 bath. The non-permitted construction is an issue in any home sale. The bank owned home sellers do not disclose anything and it will only sell it “AS IS” condition also. On top of this some lenders don’t even give loan to  the homes with non permitted construction, so many those homes end up sold to the all cash buyers. 

The new buyers will assume all the responsility. If the neighbors complain to the city for this addition. then  the city  building code inspector  would decide if the structure stays or goes. Some of the cities will require the buyer to convert the garage back as an orginal garage. Some cities will allow you to  retrofite up to the current building code and issue you a code compliance.


Buying a Unpermitted alternation homes do have some risk involved.

Save waterSummer is here. This year California is experiencing another drought year. Everyone needs to conserve water. We are short of water now as the state population continues growing. By 2050 the Califorians will expected to be 60 million in population. How can we conserve our water resource is very important.

In the home:

  • Only wash cloth when it is full loaded - sae 16 fallons per load
  • Run the dishwasher only when it is full - save 3-8 gallons per load
  • Take shorter showers - use 5 min shower rather 10 min shower

In the office:

  • Fix leaks - faulty faucets and tooilets waste a lot of water every year.
  • Upgrde toilets and urinals - toilets and urinals account for more than 1/3 of the water consumed in the office buildings.
