Look at the left graph you can see the
Cupertino median sold homes from April 2008 to April 2009. The April 2009 is the right most bar and the 1st from the left bar was the
Cupertino median sold homes in April 2008. An overview of
Cupertino’s Single Family Real Estate market of April 2008 compared to April 2009 shows some interesting economic changes:
1.) The
Cupertino homes inventory rose to 137 this year from last year’s
95.
The sold homes are a little less then last year. Last April sold 27 homes 27 and this April is 26.
2.) The average
Cupertino homes price is still on the down turn. This year’s sold price is $1,095,319 vs last years’ $1,278,179. The median sales on
Cupertino homes has dropped also from $1,199,000 to this year $955,000. 3.) It takes shorter this April to sell a
Cupertino home as 26 days vs 27 days.
With all the numbers we can tell there are more
Cupertino homes for sale and less of them actually sold. The average and median price for
Cupertino homes dropped about 10% from last April to this April. The above data information came from the

I found this Sunnyvale Bank owned home in CA is interesting.
555 BALSAM AV, Sunnyvale CA94085.It is a 3 bedrooms and 2 baths home with pretty good size (1425 sf) was listed for the price $429,900 and it is listed today by Susanne D. Gomez of Coldwell Banker. Last time is was sold on October 16, 2006 it was sold for $696K. It short 3 years the home value has dropped $267K for about 35% of the original value. I found out the homes under $455K about 90% of them are either short sale or REO home (bank owned home).
A lot of Silicon Valley buyers are timing the market to buy into the real estate. I think the time is now. Last month I have one client bought a San Jose single family home for $250,000. He is very happy to buy a home at the low point of the market. I noticed the real estate market is very active for lower end as $500,000. Those homes sold quickly with mutiple offers. My another buyer puts an offer to a San Jose home asking for $355K. In a week the seller received 13 offers and the best offer has forwarded to the bank.

Lynbrook high school is one of five high school in the Fremont Unified School Distict. The realtors love to mention the 2008 API score for Lynbrook High school is 920 out of 1000.

Drought in Santa Clara County
Nowadays I’m being more mindful of the water I use in my home, because I recently learned that we are in a drought. I no longer let the water run when brushing my teeth, and fill my vases and cups a little less these days. The Board of Santa Clara Valley Water District voted unanimously to implement a mandatory 15% in water use for its customers as the state enters spring in the midst of a drought. California is facing water shortage due to 2 successive dry years. The city of Sunnyvale has asked its residents to reduce their intake by 10% and have discussed ways to make sure that residents stay with this required rationing. There could be letters of warning sent to people who water their lawns and gardens between 8am and 5pm during the daylight savings time. Also people could get tickets for washing their cars without a shut off nozzle on the hose, and people who hose down their sidewalks instead of sweeping. This is the time where using extra water and being wasteful will not pay!
To help residents learn how to conserve water in the home, yard and inspect their homes for leaks and potential leaks, they can get a surveyor to come into their home and perform a free audit by contacting San Jose Water Co. 408-279-7900. They also will teach residents how to be more efficient with watering their gardens and yards like switching to a more efficient irrigation system and using a special hose attachment. You don’t have to be a homeowner to learn about all these water saving methods. De Anza College Just like the ad of De Anza College at the corner of Stevens Creek Blvd & Stelling Rd. Cupertino, CA offers the classes you like. It is a green college in green community. The school offer what the community needs. It has great and interesting instructors, and lots of help for seniors, single parents and other struggling students to make it financially. De Anza’s programs like EOPS, CARE and financial aid to help students stay enrolled. I looked at the De Anza College web page of “Why makes the De Anza special?” 1). Exceptional transfer rate: It is always either #1 or #2 in the state for transfer rates to UC or USC colleges. 2). Top Animation Program. The Animation Program was listed as one of the top 15 classic-degreed animation programs on the country, according to Animation Magazine. 3). Top Athletes: Our 19 men’s and women’s intercollegiate teams have done so well in Coast conference competition that they earned the Bud Ottmar Award for 11 consecutive years. The instructors here are some of the best in
California’s community colleges because of their own education, and life experiences.
One of instructors is a Stanford and Harvard graduate, and because of this he really knows how to teach the class well, and another was an undercover cop for Los Angeles Police Department. There is an instructor that was the
former mayor of
Cupertino, and he teaches the Asian Experience class. Also, there is a well-organized and very supportive counseling department where you can make an appointment to meet with a counselor to seek help with your educational plan, and goals. They’re very good at helping you get on track and stay there.
There are shows and tours in college. The Flint Center for the Performing Arts, and the Euphrat Museum of Art, Minolta Planetarium and California History Center. I have seen the Star laser show at the Planetarium. There’s just so much to do at De Anza, and a lot of really good classes and instructors that I can’t see attending another community college! Bowling is a sport everyone can enjoy! I recently went to bowl at Homestead Lanes and had a lot of fun, and actually managed to make a couple of strikes. I learned that this is just a matter of picking the right size ball, and aiming right down the middle to hit more pins. This sport is not only for the young ones. It doesn’t matter that you are young or old, experienced or novice. Homestead Lanes features 32 new DBA IQ lanes and this one is the only center in the silicon valley to offer Cosmic Bowling, the ultimate bowling experience!
