Santa Clara County Single Family Homes Market
An overview of Santa Clara County Single Family Real Estate market of March 2008 compared to March 2009 shows some interesting economic changes:
1.) The homes inventory dropped to 5117 this year from last year’s 5520.The sold homes are higher from 583 last March to 721 this year.
2.) The average price of Santa Clara County homes this year reduced to $592,941from last years’ $984,325. The median price on Santa Clara County homes has dropped from $813,750$ to $450,000.
3.) It takes average 65 days to sell a Santa Clara County home, but last March was 55 days.
With all the numbers that show we have more Santa Clara County homes for sale and more of them actually sold. The average and median price for Santa Clara County homes dropped about 33-45% from last March 2008 to March 2009. The home price reflected that this year we have much more stressed sale which could be short sales and REO home sales. An overview of San Jose Single Family Real Estate market of March 2008 compared to March 2009 shows some interesting economic changes:
1.) The homes inventory dropped to 1012 this year from last year’s 1212. The sold homes number is higher from 298 last March to 456 this year
2.) The average price of San Jose homes this year has dropped to $454,550 from last years’ $758,457.

1.) The homes inventory dropped to 201 this year from last year’s 202.The sold homes are lower from 26 last March to 22 this year
2.) The average price of Santa Clara homes this year has lowered to $582,515 from last years’ $710,236. The median price has dropped from 700,500$ to $542,000.
3.) It takes average 77 days to sell a Santa Clara home, but last March was 63 days.

Sunnyvale Calfornia Single Family Homes Market
An overview of Sunnyvale’s Single Family Real Estate market of March 2008 compared to March 2009 shows some interesting economic changes:
1.) The homes inventory rose to 182 this year from last year’s 168.The sold homes are lower from 47 last March to 31 this year.
2.) The average price of Sunnyvale homes this year has lowered to $610,762 from last years’ $953,963. The median price on Sunnyvale homes has dropped from 940,500$ to $520,000.
3.) It takes average 61 days to sell a Sunnyvale home, but last March was 39 days.
With all the numbers that show we have more Sunnyvale homes for sale and less of them actually sold. The average and median price for Sunnyvale homes dropped about 30-40% this year from last March to March. The price dropped due to a lot of lower end homes sold. 1.) The Cupertino homes inventory rose to 127 this year from last year’s 65.The sold homes are lower from 23 last March to 9 this year.
2.) The average price of Cupertino homes this year has lowered to $1,170,465 from last years’ $1,311,979. The median price on Cupertino homes has dropped from $1,185,000$ to $1,050,000.
3.) It takes average 28 days to a Cupertino home, but last March was 24 days.
With all the numbers that show we have more Cupertino homes for sale and less of them actually sold. The average and median price for Cupertino homes dropped about 9- 10% from last March to this March.

A “Foreclosure Help” workshop will be held April 23 at the Santa Clara County Fairground from noon to 5 p.m. It will feature city, county, non-profit groups, and the real estate and financial industries, offering information and resources on how to avoid foreclosure.“Foreclosure Help” will be a four-pronged approach that targets prevention, intervention, family stabilization and neighborhood stabilization, said San Jose City Mayor Chuck Reed.

Protecting Cupertino Union Schools
This morning Phil Quon, Superintendent of Cupertino Union School District, spoke at the SILVAR meeting this morning regard of the Parcel Tax Proposal .
He talked about the what is the measure B will do to the Cupertino Union School District?
The Cupertino union school district gets the lowest funding for all the school districts in Northern California. Durining the on going state budget cuts to education are theartening the local schools. The school district cannot rely on the state government alone to provide the high-quality education that we expect in our school.
Measure B is on a mail in only election ballot that will be mailed to the voters in early April. This $125 annual education parcel tax would provide stable revenue to support teachers and educational programs to continue high student achievement. Measure B will raise approximately $4 Millions a year in revenue for Cupertino Union School District. All funds would stay in the Cupertino Union School District and could not be taken away.
The Measure B will: retain qualified and experienced teachers ensure new teachers are adequately trained and supported. Keep schools safe and clean. Maintain smaller class sizes. Protect high-quality educational programs including science, math, art and music.
