Selling a home is a lot like romance. It helps to set up for the mood to do so. “Staging” is show off the best side of the home to the buyers to sell the home to the highest price. The home is a product we just stage it all can be.
Here are 7 home staging tricks to selling your home from the pros:
1. Clean the clutter. Clear out as much furniture as you can. Get rid of clutter. Let it looks spacious and people can picture their own stuff in it. Hallways and doorways, in particular, need to be clear and open.
2. Make the House Sparkle. Clean the kitchen, bathroom, windows, wall and carpet. A home should smell good. That means no noticeable odor — no pet scent, no stale cooking smells and no cigarette smoke, replace old, smelly carpeting and smoke outside. Mr Clean Magic eraser did wonder to clean mark on the walls.
3. Bring light and fresh air in. People buy space and light. One dark room may be cool but lighter is better. Please open the blinds. Turn on all the lights. Let the buyers can picture themselves to live in.
4. Fix the killer. Every house has some killer: 1970ish wallpaper, ratty carpet, broken mirror — have them replaced . The more work needs to do then the future buyer will deduct more money out of the asking price.
5. Make the home ageless. There’s a difference between an old house and a classic home. The buyers who will purchase your home will be more then likely younger family. Keep everything fresh and up-to-date.
6. Now is the staging time.
The Living Room: Linda Russell, a home stager and salesperson with RE/MAX Village Square, REALTORS®, in Montclair, N.J., recommends that practitioners stand inside the front door to see where their eyes go first in the living room.
“Take the furthest corner and put something there to draw the eye,” says Russell. “A lot of times, that means moving a couch, so that’s not the first thing you see. Sometimes a lamp or piece of art is what you want people to see first, so that you’re immediately taking in the size of the room.”
The Kitchen: According to Heidi Meyer, founder of Home Highlights in Madison, Wis., the kitchen is the heart of the home, so make the investment to update an old kitchen. “If the room is dated, update it with new cabinet hardware or paint it,” she advises. That will give it a more open, clean look. Clearing off the counter as much as possible
Bedroom:The biggest no-no in the master bedroom is having a television set in the room, Russell says. ” you want to create a soft, romantic, relaxing space in the master bedroom,” she says. A television also adds more clutter to the bedroom and can potentially make a small room look more crowded.
Neutral colors on the wall and on the bed open up the room. “No busy wallpaper, which makes the room smaller,” Russell says. “Get new bedding in light colors, and use throw pillows on the bed.” Do add fresh flowers and lively plants.
7. Check Curb Appeal.
If a buyer don’t like the exterior of your home, you’ll never get them inside. Keep the sidewalks cleared. Mow the lawn and trim bushes. Paint faded window trim. Plant yellow flowers or group a few flower pots together. Yellow evokes a buying emotion. Marigolds are inexpensive. Trim your bushes.
