and then the 2nd location opened this year at 89 W. El Camino Real Mountain View, CA 94040

I like it because

  1. The food tastes  great! The Chicken  fajitas is my favorite food here. It is delicious .
  2. The portion of food is large. I have to share it with my friend.
  3. The price is reasonable.
  4. The service is attentive and friendly.

The new location offers more space, a full bar, and mariachi bands on the weekends!

Mid year Silicon Valley Real esatate Market

Current Silicon Valley Real Estate Market Inventory and price is up!July 27 2007 by Grace Keng RE/MAX Real Estate ServicesWe heard about the California homes foreclosures and interest rate goes up. Some may think the real estate market is flat.   From the data of the REIL.com (REinfoLink):  The median sold price went   up from $795,000to $865,000. The number of the homes sold was dropped from 3531 to 2913 and the current market is up from 3850 to 4509. The sold price is up 8.8 %, closed homes dropped 21.21 % and the inventory goes up 17%. We are heading to the buyers market for sure.

The new inventory is up and the sold homes is dropped but the median sales price is still up .

The data could be various for city to city.

Different front doors to the houseI received an email last month:  “What do the Chinese believe when you buy a home and the stairs is facing towards the door?”

Feng Shui is an ancient Chinese art of living in harmony with the home, garden and business.

1.  If you stand in front of the front door, you can see cars moving toward to you. Bang! That is bad because the bad qi (un easy energy) could enter to the home.

2. When you enter to your home, you saw the stairs to upstairs. Bang! That is bad also!

3. If you enter the front door, you see through a windows or backyard. Bang! That is bad again! The money could flow out,There are remedies for those bangs.You can find it the road and Feng Shui. The Feng Shui is way of creating harmony between humans and our environment to enhance our well being. According the book of Feng Shui by Blinda Henwood.The front door or entrance is an opening from outside to inside. Ideally the front door should face the warmth of the sun. The size door should be proportion to the size of the house. The goal is to attract the positive qi (energy) to the house:

1. Always keep the front door in good repair.
2. Remove any clutter.
3. Lighting is in good order.
4. Keep a porch light on.
 I am a realtor for 20 years  in the  Silicon Valley (Santa Clara County, California) where is the home town of many high tech companies : AMD, Apple,Cisco, Google, HP, ebay, IBM, Intel, Oracle, SanDisk, etc.  The

Santa Clara Valley Water District provides FREE FEMA flood map-reading service

j0403862.jpgFederal law requires flood insurance if you have a federally backed mortgage and your building is in an area shown on maps prepared by the Federal Emergency Management Agency )FEMA) as subject to flooding during a 100-year flood event (a 100-year flood event has a 1 % chance of occurring in any given year). While lenders are legally responsible for determining if a flood insurance policy is required for a loan, the Santa Clara Valley Water District provides assistance in reading and interpreting the FEMA Flood Insurance Rate Map (FIRM). This assistance, offered free of charge, includes information on whether a property is in the 100-year floodplain, which zone, and its base flood elevation, if available. The water district can also provide information about flood insurance purchase requirements.FEMA’s Elevation Certificate is another important tool used for rating flood insurance policies. It is a standardized form that documents the height of the floors in a building relative to the ground and to the FEMA 100-year flood surface. The certificate is used by insurance agents to properly rate flood insurance premiums. New Cupertino Bowling Lane Strike Cupertino

Strike Cupertino BowlingLanesToday I joined the the August Cupertino Chamber of Commerce mixer atthe Strike Cupertino. The Strike Cupertino was just opend July 21 2007.It is so cool to see 34 lanes of glow-in-the-dark bowling lanes, with a sophisticated setting. I tried some fusion foods like: wraps, satayand other finger foods.They tasted pretty good. I did not have time to bowling today. I definitely wantwill come back . It is located at 10123 N. Wolfe Rd in the Cupertino Square Mall in Cupertino, Calif. The Strike Cupertino will bring an exciting new nightlife and private-party option to Silicon Valley. I am glad to see the the oldVallco Fashion Park Mall has been revitalized into a high-end retail and lifestyle destination as Cupertino Square Mall.

Real Estate Risk management

discloseToday I attend a real estate course of the “Risk Management by design” taught by the Risk Management Trainer, Robert Brand.� As a realtor we have a duty to disclose all� known facts to the agent materially affecting the value or disability and the seller has to disclose all the know facts. It will be a big surprise to new buyer later on found out the home problems from the neighbors’ months.

To help seller to disclose the known fact, we could ask the seller: ” Is there anything wrong we need to let the buyer know?” It could be the noisy neighbors, backyard sliding , roof leaks, neighborhood crime. Any recurring problems really need to tell the buyer.

The risk management is the identificatin and treatment of liability exposures. This is accomplished by 3 options:

a). Avoid: Don’t jump off from the airplane.

b). Reduce: Wear the seat belt in the car.

c). Transfer: Transer the libility by disclosing the known facts.
